Four things worth a phone call
Pencil-width earthen tunnels on walls, piers or subfloor timbers. Termites build them to travel under cover.
Skirting boards, door frames or floorboards that sound papery or hollow when tapped, or that dent easily.
Frames that suddenly stick or warp. Termite activity produces moisture that swells the timber around it.
Winged termites around lights on warm, humid evenings, or piles of shed wings on sills, mean a colony is close.
Found live termites? Don't spray them. Household spray scatters the colony and makes treatment harder. Leave the area undisturbed and call us. Service can be arranged within the hour.
Every accessible part of the property, then a written report

Queensland homes should be inspected at least once a year. If it's been longer than that, or you've never had one, book the inspection first.
Treatment matched to the home
If we find activity, you get the options in writing: what each involves, what it costs, and which one we'd choose for our own house.
A continuous treated zone in the soil around and under the home. Termites can't cross it undetected, and existing activity inside dies off. Applied by trenching and injection along the slab edge and footings, so the rest of the yard is left untreated.
In-ground stations around the property, checked on a schedule. Termites feed on the bait, carry it back to the nest, and the colony is eliminated. This is the lowest-chemical option and suits sensitive sites.
The low-chemical rule applies here too. We use the least chemical that will protect the structure properly, placed only where termites will meet it. If monitoring is the better first step, we'll say so. Required input: confirm termite warranty terms
Get the building and pest inspection before you sign
A pre-purchase inspection covers the same ground as a termite inspection plus the building itself, and the written report is something you can take to the negotiating table.

How often should a Queensland home be inspected?
At least once a year, which is the standard recommendation for this climate. High-risk sites (bushland boundaries, older homes, previous activity) may need more frequent checks, and we'll tell you if yours is one.
Termites were found. Is the house ruined?
Almost never. Caught early, most activity is localised and treatable, and any structural repairs are modest. The expensive damage comes from years of not looking, which is what the annual inspection prevents.
Are termite treatments safe for pets and kids?
Yes. Soil-zone treatments live in the ground, not in your living space, and bait stations are locked and tamper-resistant. Your technician will walk you through anything specific to your property on the day.
Does the 12-month pest-free period apply to termites?
